Sheppard Avenue East, Scarborough (Toronto), Ontario – Assessment of Past Uses (APU)
GSPrimo Design Inc. completed an Assessment of Past Uses (APU) for a property located at 8150 Sheppard Avenue East in Scarborough, Toronto, Ontario, in general accordance with Schedule D of Ontario Regulation 153/04. The purpose of the environmental study was to review historical and current land uses of the Site and surrounding Study Area to support environmental due diligence associated with property ownership and future planning considerations. The Site is located within a long-established industrial and commercial area with a history of regulated land uses.
The scope of work included a records review, site reconnaissance, interviews, and evaluation of environmental databases to identify potential environmental considerations relevant to the Site. Based on the information reviewed, GSPrimo provided professional observations and recommendations regarding the need for any further environmental investigation, as appropriate, to support informed decision-making for future site use or redevelopment. The APU was completed for due diligence purposes and was not intended to support the filing of a Record of Site Condition (RSC).
